Air Conditioning Maintenance Contracts

Regular planned maintenance keeps your system efficient, extends its life, keeps you legally compliant on refrigerant handling, and prevents the breakdowns that always seem to happen on the hottest day. Two straightforward contract levels — choose the one that fits your premises.

Start Before September

Get Your Maintenance Contract Running Now

You don't need to wait until September to get started. I can begin the non-refrigerant side of your planned maintenance straight away — filters, coils, condensate, electrical and controls checks — and set your contract up ready to go. From 7 September, when my F-Gas certification completes, we simply add the full refrigerant-circuit scope.

It means your units stay maintained through the summer, your paperwork starts building from day one, and you walk into autumn with a contract already up and running — not a standing start.

gavelLegal Peace of Mind

Paperwork That Keeps You Compliant

Running air conditioning in a commercial building comes with legal responsibilities — particularly around refrigerant handling under F-Gas regulations. Get it wrong and it's your business that's liable.

Every visit leaves you with the records you need. Refrigerant and leak-check logs, service documentation, and a clear paper trail that shows your systems are being maintained correctly by a certified engineer.

On larger systems (over 12kW of installed cooling): the law requires periodic TM44 air conditioning inspections by an accredited assessor. I'll flag when your system is due one and point you to an accredited assessor — keeping you on the right side of the regulations.

handshakeThe Smith EcoFlow Difference

"The owner answers the phone. Small enough to care, qualified to comply."

You're not dealing with a national chain and its ticket system — you're dealing with the antidote to one. The same certified engineer every visit, records that keep you compliant, and work scheduled around your trading hours, right across South East London and Kent. When something needs sorting, you call Gary — not a helpline.

workspace_premiumProven in Commercial Environments

We Already Work Where Standards Matter

Air conditioning is new to our services, but working in demanding commercial environments is not.

Our existing work already includes hotel kitchens, restaurant installations and DDA-compliant commercial washrooms — settings where risk assessments, tidiness, minimal disruption and proper paperwork are simply non-negotiable. That same standard of professionalism comes to every commercial air conditioning job.

As our first air conditioning installations complete from September, we'll be documenting them in full — real systems, real premises, real results.

placeAreas We Cover

Commercial Air Conditioning Across South East London & Kent

Based in Orpington (BR6), minutes from the A21 and M25, I cover businesses right across the area. Two of the larger commercial centres have their own page:

Commercial AC in Bromley

Town centre, The Glades, Bromley South and the surrounding business estates — 15 minutes from my base.

Commercial AC in Croydon

East Croydon offices, the town centre and the Purley Way retail and industrial corridor.

I also cover Orpington, Beckenham, Chislehurst, Sidcup, Bexley, Sevenoaks, Dartford and the wider South East London and Kent area. Not sure if you're in my patch? Just ask.

quizCommon Questions

Commercial AC — Your Questions Answered

Yes. We offer planned preventative maintenance (PPM) contracts with one or two scheduled visits per unit per year. Every visit includes a filter and coil clean, condensate check, electrical and controls check, and a written service record for your compliance files. Choose Essential (annual) or Priority (twice yearly plus next-working-day callouts).
Priority contract clients receive a next-working-day response for callouts. Because we're owner-operated, you deal with the same certified engineer every time — not a call centre, and not a different subcontractor each visit. That continuity is exactly what commercial clients tell us they want.
Yes. My F-Gas certification completes on 7 September 2026 — from that date, every visit involving the refrigerant circuit is carried out and documented by a certified engineer, with leak-check and refrigerant records left for your compliance files. Before then, I can carry out the non-refrigerant side of planned maintenance — filters, coils, condensate, electrical and controls checks — and get your contract set up ready to go. RAMS available on request.
Yes. We offer evening and weekend installation slots so your trading hours and staff aren't disrupted. Scheduling work around your business is a genuine advantage of a lean, owner-run firm — and something the big contractors often can't offer.
We cover South East London, Bromley, Croydon, Orpington and Kent for commercial air conditioning installation and maintenance. Get in touch with your location and requirements and we'll arrange a site survey.
